Our objective was to brand and launch a new 110,000 sq. ft. carbon-efficient office building to attract potential occupiers, audiences, and advisers both in Manchester and across the UK. Havelock was a deep retrofit project, taking an existing building down to its concrete frame to achieve massive carbon savings. The key challenge was to effectively position and communicate that the resulting structure was a superior, effectively new building, while highlighting the significant, industry-leading benefit of a far more sustainable approach than traditional new construction.
The strategic approach was to ground the project’s identity in its unique location history. We drew inspiration from the former ‘Havelock Silk Mill’ that once occupied the site, creating a distinctive narrative. This historical connection became the key idea that informed the name, brand identity, creative execution, way-finding, and even influenced the external cladding.
The project successfully developed the required market profile through a strong social media campaign and targeted activations. Key activities included light installations, a “Solve the Bike Lock” competition, and delivering healthy breakfasts to key transactional advisors in January. The ultimate result of this integrated approach was the letting of the entire 111,000 sq. ft. building to a single occupier, demonstrating exceptional market impact and appeal.
